Title, identity and cadastral records
Confirm the seller's legal authority and how the asset is identified in the Hellenic Cadastre. Review relevant registered rights and restrictions. Certain online services are limited to right-holders or authorised professionals, so an independent Greek lawyer may be needed to obtain and examine the appropriate records. The contract should describe the same property that is recorded in the registry.
Engineering and planning due diligence
Use an appropriately qualified engineer to assess building permits, unauthorised alterations, structural condition, utilities and applicable energy documentation. Islands, coastal zones and historic districts may have specific local planning constraints. A clean legal file alone does not establish that the building matches its approvals.
Acquisition costs and seasonal operation
Allow for transaction-specific taxes and charges, professional fees, maintenance, repairs and possible rental management. If you plan seasonal letting, consider months with lower occupancy rather than relying only on summer peak rates. Verify any permissions or restrictions relevant to the actual location.
