Ownership, title deeds and encumbrances
Before making a substantial payment, request evidence of the registered owner, the relevant parcel and any mortgages, restrictions or other encumbrances. For a new development, establish whether the chosen apartment already has a separate title deed or is expected to receive one later. If separate registration is pending, your independent lawyer should explain the contractual protections and the path to registering your rights.
Off-plan development and the contract
Review planning and building permits, the exact unit specification, floor area, parking and storage rights. Ask for a precise payment schedule and distinguish promotional illustrations from what the contract actually commits the developer to deliver. Completion dates, delay remedies and reservation-fee refunds should be addressed in writing.
Total ownership cost and residency
Assess taxes and transfer charges applicable to the particular transaction, possible VAT, legal fees, community charges, insurance and maintenance. A purchase does not automatically confer residence rights; immigration rules and an individual applicant's eligibility must be checked separately.
